Holladay Properties and broker Ronnie Wenzler have announced plans to transform “The Sheds on Charlotte,” a 1940s-era row of corrugated metal sheds into a office/retail complex.

The project at 2200 Charlotte Avenue will transform a 1940s-era row of corrugated metal sheds into a light-filled office/retail complex with courtyards. Renovation work is slated to begin later this year.

Extending an entire city block, from 22^nd to 23^rd avenues, th development will be composed of three buildings connected by two courtyards. Containing a total of 42,750 square feet, the complex includes a couple of two-story buildings containing 17,680 square feet each and a one-story building of 7,400 square feet. The two-story buildings will be connected by a bridge at the second floor level.

Holliday Properties foresees a mix of office and retail tenants, with the possibility of offices on the second floor and retail on the first floor.

Seab Tuck of Tuck-Hinton Architects is the architect for the project.
