5. Icon skeptics might be surprised with resale prices -

The building known as Icon in the Gulch has been a favorite among condominium buyers since it went into a pre-sale mode in 2006. Buyers flocked to the sales office, a full-scale model of one of the units, which was helpful since construction would not be complete until 2008.

6. Sales ‘slump’ stats better than record set here in 2018 -

Nashville-area homes sales declined 13.5% in September compared to September 2021, data from the Greater Nashville Realtors reveals.

With 3,478 closed sales, the market is similar to September 2018 when 3,258 transactions were logged. That was a record month for the market. Roger Maris’s record had to fall at some point, as did the 2018 sales record.

7. ‘Golden Triangle’ strikes again with $4.825M sale -

There was yet another sale of more than $4 million last week with 3905 Wayland Drive selling for $4.825 million shortly after Leah Crutchfield listed the 7,137-square-foot residence or $684 per square foot.

8. Lyft, Spin partner, scoot into Nashville -

Lyft and Spin have announced a partnership to bring Spin scooters to the Lyft app in 60 U.S. markets, including Nashville.

More cities are launching over the coming months.

This integration further positions Lyft as the go-to transportation platform as riders have new, cost-effective and more sustainable ways to get from point A to point B. 11. 3D printing's new challenge: Solving the US housing shortage -

A new generation of startups wants to disrupt the way houses are built by automating production with industrial 3D printers.

3D printing, also known as additive manufacturing, uses machines to deposit thin layers of plastic, metal, concrete and other materials atop one another, eventually producing three-dimensional objects from the bottom up. In recent years, 3D printers have mostly been used to create small quantities of specialized items such as car parts or prosthetic limbs, allowing consumers or businesses to produce just what they need using the machines at home or work.

There were 4,036 closings in June, Greater Nashville Realtors sales information reveals, a slight increase from 3,887 closings last June. Of note is that the 3,887 closings last year left an inventory of 8,842, while this June’s closings had 11,087 homes remaining on the market, a number more than last month’s 9,511.

24. High-end homes, condos unaffected by slowing sales -

When the Nashville area first began to hit the $1 million mark for residential dwellings, those transactions were confined to Belle Meade.

And for years, the Nashville real estate market consisted of Nashvillians buying the homes of other Nashvillians. There was little migration into the area with much of the growth resulting from the children of current residents leaving the nest but choosing to move into a nearby tree.

33. You should be selling while others hibernate -

With Thanksgiving hovering, listings usually go into hibernation this time of year as sellers do not want to be inconvenienced with showings over the holidays.

Once the leaves fall from the trees and the green abandons the grass, the city switches from color to black and white. Some feel that backdrop is not conducive to the home-selling experience.

Next week there will be an election, and that is all I shall say about that. Maybe a little more. If Hillary Clinton wins, interest rates will rise and real estate will slow slightly. Should Donald Trump win, look for real estate to slow somewhat and rates to increase.

Additionally, many real estate agents representing upper-end homes were wailing and gnashing their teeth over the lack of showings.

39. Beware of buyers in rush to close cash deals -

With basketball’s March Madness drawing to a close, the residential real estate world opens its version with April Madness, often referred to as the spring selling season.

Traditionally, there are two seasons in Nashville, spring and fall, with spring sales volume about 25 percent more than fall.

Try as they may, it seems impossible for Realtors to convince their buyers that they are actually at work scouring new listings on MLS, joining Facebook “coming soon” groups, networking, hanging out at divorce courts and funeral homes – even sending mailers to everyone living in the Munford area of town.

43. Gaming the system by buying, flipping affordable housing -

One problem that can occur when affordable housing is built is qualified buyers scooping up those homes or condos and flipping them for profit.

This situation happened in Nashville during the late 2000s when some of the “affordable” condos at trendy developments such as the ICON and Rolling Mill Hill were resold for tasty profits and essentially became unaffordable for the people they were designed for.

45. Sliding into home easier without balks, walks, brushbacks -

Real estate is a bit like baseball. It seems easy enough until a person takes a shot at explaining the intricacies of the respective fields.

Training a new agent how to use the various contracts such as the Purchase and Sale Agreement, Confirmation of Agency Status, Disclaimer, Lead Based Paint Disclosure, the various releases, disclosures are as confusing as why a foul ball is a strike unless it isn’t on the would-be third strike.

49. One (day)-and-done home sales drive buyers nuts -

With the dismal winter behind us, and trees beginning to glow with greenery, many are hoping the spring will sprout some listings.

In the past few months, the lack of inventory and the market’s avaricious appetite have driven frustrated buyers to the point of anger. March Madness has a new meaning with buyers at wit’s end.

50. Affordability? It’s all in the eye of the buyer -

The new construction at 2314 Castleman sold last week for $1,365,000 after Brent Morris of Parks listed the home for $1,395,000. Morris has developed a niche in locating infill lots and teardowns – to use the plural of the now-popular noun created by adding verb to adverb – in the Green Hills area.

What a difference a boom makes. In 2008, when the Icon condos in the Gulch were beginning to close, the developer was under scrutiny. Some doubted the veracity of his reported sales figures.

One group even went as far as to photograph the tower under the cover of darkness in order to prove no one lived there. If the lights are out, they argued, units had not been sold.

Freezenomics, a term being bandied about these days, refers to the negative effect cold weather is having on the economy.

While Nashville has endured its longest, if not statistically its coldest, winter in memory, real estate sales continue to climb, statistics from the Greater Nashville Association of Realtors show. Surprisingly, the pending sales numbers held strong as well, indicating more records ahead.

From 2008 to 2011, the big question for the real estate market was “When will this (the Great Recession) end?” Among the most astute the answer was “Who knows?”
