A leader, Realtor, writer and raconteur, Barringer was the Virginia Woolf of real estate, and her very name is in iambic pentameter, she once told me. Yes, Josephine Davenport Barringer Smith, her name in marriage, meets the criteria for that meter form. Her prose was incomparable, and her style that of her own.

In mid-September, the country waited anxiously as Federal Reserve hinted it was flirting with a substantial reduction in interest rates.
Homebuyers, in particular, were excited as they would now be able to afford more house for the same monthly payment. Decisions were being postponed as rumors filled the air that the rate cut could be as high as a half percent.

The house at 714 Russell Street in the Historic Edgefield neighborhood in East Nashville sold Aug. 16 for $3.84 million. The property set the record for the highest sale in the area in November 2017 when it went for $2.35 million, which was a year and a-half after it sold for $868,000, a big number at that time.

The house at 3515 Hampton recently closed for $3.675 million on its first day on the market after veteran real estate broker Mandy Wachtler listed the house for $3.75 million.
Wachtler has been a mainstay at Pilkerton Realtors for decades and apparently that firm name is remaining in place even though Village bought the firm and then sold itself to Compass. She will remain a constant regardless of what goes on around her.

Housing starts for August were down 11.3%, economist Elliot Eisenberg reports, the lowest level since June 2020. New home sales decreased 8.7%, and auto sales dropped by 4.6%.

Real estate community loses a legend in Williams -

The Middle Tennessee real estate community lost one of its most successful, iconic characters Monday with the death of Lee Williams, the founder and owner of the Williams Company.
Williams earned his real estate license in 1977 with Sherwood Realty, the real estate wing of C&S Builders, one of the largest homebuilders in Middle Tennessee, building some 300 homes per year at that point. C&S projects were constructed in White House, Mt. Juliet, Portland, Fairview, Smyrna and Gallatin and were sold through federal affordable housing programs.

What’s in a rate? The answer is that on a $480,000, 30-year fixed, 6% loan, the payment would be $2,877.84 per month. At 4%, the same loan would have a payment of $2,222.95. That difference of almost $655 means that a person must make an additional $2,000 per month, or $24,000 annually, in order to be able to buy the same house.
